The way an investment loan is set up affects your tax position and your ability to buy the next property. We structure investment lending with your accountant and financial adviser in mind, so the loan works as hard as the property.

Structure matters

  • Keep investment and home debt separate so interest is easy to track
  • Use offset accounts rather than redraw where it suits your plans
  • Consider interest-only periods where they fit your strategy and you understand the trade-offs
  • Avoid cross-securing properties unless there's a clear reason

Using equity

If your home has grown in value, you may be able to borrow against that equity for the deposit on an investment property. We'll show you how much is usable and what it means for your repayments.

Investing in Mackay and the Bowen Basin

Through Century 21 Coast to Coalfields next door, we see the local rental and sales market every day. That helps when you're weighing up a Mackay house against a unit in a mining town.

Common questions

Can I use equity in my home to buy an investment property?

Often, yes. Lenders usually let you borrow up to a percentage of your home's value, minus what you owe. We work out how much is usable and the effect on repayments.

Should my investment loan be interest-only?

It depends on your strategy, tax position and cash flow. Interest-only lowers repayments for a period but you pay more interest overall. We explain the trade-offs; your accountant can advise on tax.
